Summer Maintenance

(June, July, August)

  • Monitor basement humidity; avoid relative humidity levels above 60 per cent. Use a dehumidifier to maintain a good humidity level
  • Check basement pipes for condensation or dripping and, if necessary, take corrective action (i.e., reduce humidity and/or insulate pipes)
  • Check basement floor drain to make sure the trap contains water; refill with if necessary
  • Clean or replace air-conditioning filter, and clean or replace ventilation system filters if necessary
  • Run water through plumbing fixtures that are not frequently used (i.e., spare bathroom tub, sink or toilet) to keep water in the trap
  • Fertilize the lawn
  • Vacuum bathroom fan grille
  • Deep clean carpets and rugs
  • Check guardrails and handrails
  • Disconnect the dryer duct and vacuum out lint in duct and lint surrounding the dryer the dryer hood vent outside
  • Inspect windows for proper functioning; lubricate as required
  • Check sealants and caulking on outside window glass panes
  • Lubricate door hinges and tighten screws
  • Check and replace damaged caulking and weatherstripping around mechanical and electrical services, and windows and doorways
  • Lubricate automatic garage door opener motor, chain and moving parts
  • Check exterior wood siding and trim for signs of deterioration; clean, replace or refinish as needed.
  • Remove any plants and roots that touch or penetrate siding or masonry
  • Check the general condition of the roof and note the condition of the shingles; check for sagging and signs of cracking or leakage around roof flashings.
