Fall Maintenance

(September, October, November)

  • Check for soil settlement around the foundation and fill if necessary
  • Clean and service humidifier, check house for condensation and humidity
  • Drain sediment from hot water tank
  • Check basement teleposts and floor drains
  • Check sump pump and line for leaks and to ensure proper operation
  • Check and clearn or replace furnace and ventilation filters
  • Remove grilles from forced-air systems and vacuum inside the ducts
  • Test your furnace by turning it to the ON position (and light the pilot light if required) then set your thermostat to “heat” and temporarily heat your home make sure the furnace is operating properly
  • Check ductwork joints leading to and from your heating system – make sure they are sealed.
  • Inspect air conditioning unit to make sure drain pan under the cooling coil is clean and draining properly
  • Check and clean bathroom exhaust fans and range hoods
  • Remove interior screens from windows to allow air movement over window; this will help keep condensation off window glass in colder months
  • Check door and window weatherstripping; replace if necessary
  • Check self-closing doors between your garage and home for proper operation
  • Clean solid fuel fireplace chimneys and check for obstructions, such as nests
  • Clean leaves from eavestroughs, downspouts and the roof
  • Fertilize lawn, water trees and shrubs
  • Cover outside air-conditioning unit and shut off power
  • Winterize landscaping (store outdoor furniture, and protect young trees/shrubs for winter, etc.)
  • Drain exterior water lines and hoses; store hoses.
  • Close interior valve to outdoor hose connection and drain the hose bib (exterior faucet), unless your house has frost-proof hose bibs
  • Make sure the ground around your home slopes away from the foundation wall so that water does not drain into your basement
